Initially offered to public in June 1998, 49 % of Yapı Kredi Koray shares are traded on the Istanbul
Stock Exchange under the ticker symbol YKGYO. Yapı Kredi Koray is a subsidiary of Yapı Kredi Bank and

In a year in which the İstanbul Stock Exchange National 100 index declined 22.33% and the REIT
Index also fell down 17.23%. Yapı Kredi Koray’s share closed the year at the price of 1.36.
On 30th December 2011, Yapı Kredi Koray’s unit share price closed the year at TL 1.36 on a
weighted-average basis.

Evidea (Çekmeköy): Located at Çekmeköy on the Asian side of İstanbul,

İstanbul Bis: The third project undertaken by Yapı Kredi Koray, İstanbul Bis
brings a brand-new look to the Kemerburgaz Göktürk region with its original

İstanbul İstanbul: Inaugurated in 1999, İstanbul İstanbul is a unique blend

Riva: Riva joined the ranks of İstanbul's newest settlement
regions when a 16,000,000 m2 tract of land was opened for
development in early 2005.
Market researches indicate the Riva as İstanbul's rising star and
will be one of the most popular living areas on the Asian side of
the city.
Yapı Kredi Koray's Riva, project will be established in about
480,000 square meter area.
The firm will intend to set up its own original projects, according
to municipality’s examination of its development plan.
Yapı Kredi Koray has been planning to develop the project at
Riva, which will have unique concept and different from others.
Ankara Çankaya: Located in Çankaya, Ankara's most prestigious
district, this project consists of three residential blocks
(two 8-story and one 6-story) and three commercial blocks
(two 5-story and one 3-story).
The project includes a shopping center that will give residents and
visitors access to the world's leading brands and labels.
Located on İran Avenue, Ankara's premier thoroughfare, every
detail of the Çankaya project reveals the uncompromising care
that Yapı Kredi Koray gives to quality in every detail.
Narmanlı Han: Built at the end of the 19th century in Beyoğlu, one of
Istanbul’s historic neighborhoods, as service quarters for the Russian
embassy, Narmanlı Han was expanded through various supplementary
units until the early years of the 20th century.
Occupying a 2,643 square meter estate, Narmanlı Han today consists of
five large buildings situated around an inner courtyard.
So a s to provide a “meeting place” in Beyoğlu for the residents of
Istanbul, the complex will be transformed into an “urban center”,
containing a variety of facilities such as movie theater, a concert hall, an
art gallery, shops, book and music stores, cafes, restaurants, studios and
workshops.
Elit Residence: Situated in Şişli, one of the central districts
of Istanbul, with unrivalled access to all the amenities of
metropolitan life, Elit Residence occupies 4,500 m2 of
grounds.
Designed by BSB London Architects, Elit Residence's
elliptical form made a handsome and modern new
addition to Istanbul's celebrated skyline when it was
completed in 2003.
Elit Residence was among the top three contenders in the
residential projects category in the MIPIM competition
held in France in 2001.
Elit Residence has 30,000 square meter of enclosed space,
of which 15,000 square meter is intended for residential use.

YKS Tesis Yönetim Hizmetleri A.Ş.: A facility-management services
company responsible for the conduct of more than 30 projects, YKS Tesis
Yönetim Hizmetleri A.Ş is a building management and services company in
which Yapı Kredi Koray and the Koray Group control 51% and 49% stakes
respectively. The company is the fourth biggest facility management firm
in Turkey.
Gelişim Gayrimenkul ve Yatırım Ticaret A.Ş.: A real estate development
company, which seeks out investment opportunities in the real estate sector.
Yapı Kredi Koray has set up the company on 14th November 2008 and has got
99.99% stake of the company. Gelişim Gayrimenkul ve Yatırım Ticaret owns
223,823 square meter of land at Riva Göllü and 207,088 square meter of
land at Riva East
