VİZYON
MTC’ye röportaj veren Cihangir (“John”) Safyurtlu, Aegean
Entertainment’ın kurucu başkanıdır ve aynı zamanda geliştirme
gruplarında bir tanesi yayınlanmış toplam on adet filmin
yapımcılığını üstlenmiştir.

olmanıza rağmen maalesef bunu hiç kimse bilmiyor çünkü sizin
tek yaptığınız şey tüm bildiklerinizi sadece ve sadece kendi
aranızda konuşmak oluyor” demişti bir arkadaşım. Ve aslına
bakarsınız onun kesinlikle haklı olduğunu düşünüyorum.’’
Açıkça söylemek gerekirse şu zamana kadar çekilen filmlerin Türkiye’ye pekte iyi şeyler getirdiğini söyleyemeyiz. Maalesef
biz Türkler kendi küçük gruplarımızın dışına çıkıp daha iyi şeyler yapmayı öğrenemedik. Ayrıca halkla ilişkiler konusunda da
pek iyi olduğumuz söylenemez. Ben kendi adıma bunu değiştirebileceğime inanıyorum. Aegean Entertaintment ile
amacımız hikayelerimizi yani ülkemizin kendine özgü gerçek hikayelerini Batı dünyası üzerinden Avrupa’ya ve de
Amerika’ya taşımaktır. Bu sayede batı dünyasının ülkemizi daha iyi tanımalarını sağlayacak ve aslında hiç kimsenin
bilmediği, anlatabileceğimiz birbirinden harika hikayelerimiz olduğunu onlara göstermek istiyoruz.
Günümüze kadar olan popüler medya yayınlarına bakacak olursak ülkemizin dünya genelindeki tasvir ediliş biçimi hep
negatif olmuştur ve de Avrupa genelinde bir yabancılaştırmaya maruz bırakılmıştır. Benim tek umudum projemiz ve de
yapacağımız filmlerimiz sayesinde ülkemizle ilgili bu negatif düşünceleri ortadan kaldırmaktır. Kuracağımız film stüdyolarını
ve de film içeriklerini sanal birer tanıtım broşürü olarak düşünebilirsiniz. Planladığımız filmlerin tamamında Türk oyuncular
ve ülkemizin sosyokültürel özellikleri kullanılacak ve ülke tanıtımına fayda sağlanacaktır. Şu anda film sektörü için çok kritik
bir zaman dilimindeyiz.
Eğer önümüzdeki beş yıl içerisinde Türkiye ve Türkler hakkında dünyadaki yaygın algıyı etkileyebilirsek; iletişimin bizim
istediğimiz şekilde ilerlemesini sağlayarak, ufacıkta olsa ülkemizle ilgili düşüncelerin değişimine olumlu bir katkı sunabiliriz.
Bu kesinlikle çok büyük bir katkı sağlayacaktır. Ne de olsa, Türkiye, doğu ve batı arasında oluşmuş bir köprü görevi
görmektedir ve bu tarih boyunca her zaman böyle olmuştur.
İşte biz buyuz. Sahip olduğumuz bu köprüyü genişleterek, kendimize has hikayelerimizi yayabilir ve insanların bizimle ilgili
düşüncelerini pozitif olarak etkileyebiliriz. Bizim elimizdeki hikayeler elbette ki yeterli değil. Çok daha fazla hikayeye
ihtiyacımız var. Ülkemizi dünyaya anlatacak daha fazla insana ihtiyacımız var. Örneğin Amerika’daki insanların %95’i
Türkiye’yi sadece mevcut filmlerden öğrendiği kadarıyla tanıyor.
Örneğin yakın zamanda Amerika’daki arkadaşlarıma Türkiye’yi ziyarete gideceğimi belirttiğimde bana söyledikleri tek şey
‘aman dikkat et Türk hapishanelerine filan düşme’ demek oluyor. Gece Yarısı Ekspresi filminin üzerinden 30 yıl geçmiş
olmasına rağmen batılı insanların kafasında hala o görüntü var. Düşünsenize 30 yıl önceki bir film hala insanların
düşüncelerini yönlendirebiliyor. İşte bu film endüstrisinin ne kadar önemli olduğunu bir kanıtıdır. Şimdi hayal edin: yıllar
öncesinde eğer bu gücü biz kullanabilmiş olsaydık çok daha olumlu sonuçlar aldığımız çok daha önemli işlere imza attığımız
bir Türkiye ile dünyanın odak noktası olabilirdik. Bizim amacımız ülkemizin bir an önce bu potansiyeli yakalaması ve sahip
olduğumuz vizyonumuz ışığında film endüstrisinin de gücünü arkasına alarak dünya genelinde pozitif bir imaj
yakalayabilmektir.

MİSYON
Aegean Entertaintments, Istywood projesiyle;
ülkemizin pozitif yönlerini yansıtacak, özellikle batı
seyircisini hedef almış, Hollywood benzeri filmlerin
çekilmesine olanak sunacak büyük bir imkanı ülkemizin
hizmetine sunmaktadır.
Paramount, Warner Bros., Universal, 20th Century,
Columbia gibi dünyaca ünlü film stüdyolarıyla eşdeğer,
türünün ilk örneği olacak stüdyolar dizayn edilerek
Türkiye’nin dünya eğlence sektöründeki hakimiyeti ele
alması sağlanacaktır.
Bununla da kalmayıp geliştirilecek olan eğlence
endüstrisi imkanlarıyla Türk ekonomisi de baştan başa
yeniden şekillenecektir.

ÖRNEK
Peter Jackson, memleketi Yeni Zelanda / Wellington’da çektiği filmlerle memleketinin
görünüşünü değiştirdi. Wellington’nın adı “Wellywood” olarak baştan yazıldı.
Biz de “Istywood”u ile Türkiye için aynı şeyi yapmak istiyoruz. Ülkemizi dünyaca tanınan bir
film yapım merkezi ve de ileri gelen turizm merkezi olarak tanıtabiliriz.
Yeni Zelanda’nın sinema endüstri karı 2012’de 300 milyon dolarlık bir artışla 3.29 milyar
dolarlık bir artış gösterdi.
1.67 milyar dolarlık Prodüksiyon ve Prodüksiyon sonrası gelir bu toplamın yaklaşık yarısına
eşittir.
Uzun metrajlı film karı 1 milyar doların biraz üstüne çıkarak 47%’lik bir artış göstererek toplam
prodüksiyon gelirinin yaklaşık ⅓’ünü oluşturdu.
2012’de uluslararası kar %17’lik bir yükseliş göstererek 517 milyon dolara çıktı.
Yeni Zelanda sinema sektörü, günlük ücretlere ve aylık maaşlara 780$ katkıda bulundu.
2012 Aralıkta gösterilen işe alma rakamlarına göre Yeni Zelanda sinema endüstrisi işletmesi
23,000’den fazla sinema endüstrisine 15,000’den fazla kişiyi işe aldığını duyurdu.
20,251 turist içinde Yüzüklerin Efendisinin sahnelerinin bulunduğu turlara katıldı.
29,233 turist bağımsız olarak Yüzüklerin Efendisinin sahnelerinin bulunduğu yeri ziyaret
etmiştir.
40 tane uzun metrajlı film tamamlandı. (35’ten sonrası 2011’de tamamlandı)
1300 tane TV dizisi ve 520 tane “tek seferlik” programlar vardı.

SORUN
Arabistanlı Lawrence (1962)
Gelmiş geçmiş en muhteşem destanların birinde “Türkler” kötü adamlardır.
Sadece bir “Türk” ün konuşmalı rolü vardı. Filmde karakteri Türk bir oyuncu
canlandırmak yerine, filmde ismi bile olmayan, aktör Jose Ferer karakteri
canlandırmıştır. Ona sadece “Türk Beyi” deniliyordu. T. E. Lawrence’ı canlandıran
Peter O’Tolles, yırtıcı homoseksüel ve frengili karakteri olan Türk beyi tarafından
önce tecavüz edilip ardından da dövdürülmüştür.
Geceyarısı Ekspresi (1978)
Uyuşturucu kaçakçısı, vahşi barbar insanlar olarak gösterilen Türklere karşı
alışılmadık bir kahraman ortaya çıkar. Türkiye’nin hapishaneleri berbat, bunun
yanında adalet sistemi ise yozlaşmış durumdadır. Film, Türkiye hakkında fazla
bilgi sahibi olmayan birini korkutur, ürkütür ve bütün dünyayı Türkiye’den uzak
tutmayı ikna eder. Filmin çıkışından bu yana, bu olay daha çok Türkleri ve
Türkiye’yi rencide etmiştir.
Kalbinin Sesini Dinle (2002)
Aileye hitap eden ve içten bir komedi filmi olan Kalbinin Sesini Dinle filminde,
sadece bir kere Türklerden bahsediliyor. “Geçmişe dönüş” sahnesinde, başrol
oyuncusu, küçükken babası kendi annesini (kızın büyükannesi) Yunanistan’dan
Amerika’ya getirdiğini hatırladı. Buradaki “espri” şöyle anlatılmıştır; anneanne o
kadar yaşlı ki kendi oğlunu bile tanımamıştır. Bunun yerine oğlunun şeytana
dönüştüğünü düşünür…. Bu da Türk olarak gösterilmiştir.
The West Wing (2003)
“The West Wing” Amerika’da sekiz sene boyunca devam eden popüler bir dizidir.
Cumhurbaşkanlığı politikasını ve Beyaz Saray’ın “perde arkasını” ele alan bir
dizidir. Türkiye’de kocasını aldattığı için “suç” işlemiş olarak görülen kadın,
mahkum edilmiş ve halka açık bir şekilde kafasının kesildiğini dizide tema olarak
kullanmışlardır.

24 (2004)
Tehdit altında olan milli güvenlikle ilgili problemleri çözen dizi 24 saat içerisinde
gerçekleşen olayları anlatıyor. Dizinin bir bölümünde sözde “Türk” olan bir teröristin
Los Angeles’ta hava saldırısında bulunacağını söyledi. Gerçek şu ki, bir saatlik
gösterimde teröristlerin Türk olduğunu kırk kere tekrar etmişlerdir.
Operasyon Argo (2012)
Film, 1979 İran Rehine kriziyle başlayıp sırasıyla İran İslam Devrimiyle oradan da,
gizli CIA operasyonun, saklanan 6 elçi çalışanını ülkeye sokmak için kaçırılmasıyla
ilgili olayları anlatıyor. Ben Affleck, Tahran’da çekilecek filmin güvencesini alamadığı
için ayaklanmaları, gösterileri ve halka açık infazları İstanbul’da kurulu bir sette
çekmiştir.
Takip 2- İstanbul (2012)
Takip filminin devamı neredeyse bütün İstanbul’da çekiliyor. Liam Neeson ve Famle
Jansen kaçırıldıkları zaman tatil yapıyorlardı. Sonuç olarak, şehrin güzelliklerini gözler
önüne sermek yerine, bütün film İstanbul’un taşra arka sokaklarında çekilmiştir.
(Film için çok iyi gişe yaptı fakat İstanbul’un nasıl görüldüğüyle alakalı olumlu bir
durum söz konusu bile değildi).
Skyfall (2013)
James Bond’un Türkiye’ye dönüşüyle, herkes çok heyecanlıydı. Buna rağmen filmin
Türkiye ile uzaktan yakından hiçbir alakası yoktu. İstanbul’da çekilen, açık sebze
tezgahının ve kilim tüccarlarının olduğu ilk sahneler, şehri Kahire veya Marekeş gibi
göstermiştir. Aksine, aynı filmde Bond, 45 dakika sonra, gösterişli, modern ve uygar
olan önce Shangai sonrasında Makao şehirlerini ziyaret eder.

Türkiye üzerindeki odak noktanız ve stüdyoların dikey birleşmesi hakkındaki projeleriniz, bizim
Türkiye’de uzun vadeli bir içerik ortaklığı planımız ve uluslararası stratejimizle kusursuz bir şekilde
birleşiyor.
Kurumsal yatırımcılarımızdan para toplama zaman çizelgemiz ve sizinle bir sözleşme akdetmemize
bağlı olarak, Aegean prodüksiyonuna başlangıç için 20Milyon $’lık bir yatırım yapmak istiyoruz. Bu
yatırıma “Ortaya Çıkan Hırsızlar” başlıklı Ege Bölgesi’nde çekilecek olan ilk film için prodüksiyon
bütçesi 15Milyon $, Aegean Stüdyoları’nın ön gelişimi için 2 milyon $ ve Aegean gruplarındaki
filmlerin dengesini desteklemek için 3Milyon $ dahildir. Bu ön 20Milyon $’lık yatırım daha sonra
sermaye gereklilikleri ve ilişkili konulara bağlı olarak ileriki fonlarla artırılacaktır.

20 yıllık avukatlık deneyimi olan, Safyurtlu Türk mirasının hikayelerini
Güney California Türk Amerikan Derneğinin başkanlığını yaparken
öğrenmiştir. Film sektörüne “Meleğin Sırları” adlı filmle başlayıp şimdilerde
ise “Ortaya Çıkan Hırsızlar” filmine öncülük eden Safyurtlu, kişisel olarak
filmlere olan aşkı ile ticari bilgisini birleştirerek Aegean Entertainment’ı
kurmuştur.

Chris B. Moore – COO
“Kings of Crash” (Discovery Networks), “Shark Wranglers” (History
Channel), “Shark Men” (National Geographic Channel), “Su Dünyası” ve
“Apollo 13” gibi büyük yapımların stüdyo yapımcılığını yapmış olan Moore,
eğlence sektöründe 20 yıllık bir deneyime sahiptir. Moore, Amerikan Film
Enstitüsü’nde Güzel Sanatlar Yüksek Lisansını Film ve Tv yapımcılığı üzerine
alıyor ve ayrıca Amerikan Yönetmenler Birliği üyesidir.
Matt Rauchberg, Pacifica Ventures
Rauchberg, hükümetinin sağladığı teşvik edici Tv ve Film programlarının
yapımcılığını yapan, sinema endüstrisinde en önemli isimlerden birisidir.
Pacifica Ventures’ın Hollywood Culver Stüdyolarında çalışmalar yürüttü,
New Mexico Albuquerque Stüdyosu için yer satın-alma anlaşması
görüşmelerini yaptı, Londra Elstree Stüdyosunu devralarak kamu ihalesini
kazandı, Pennsylvania ve Connecticut’ta Pacifica Ventures binalarının
Finansman ve Planlamasını yaptı. Ayrıca, Pacifica Ventures’ın İngiltere’deki
iş ortaklığı geliştirme ekibinde bulunmuştur.

Baş Yapımcı Adayı: Bill Fay
Fay, Legendary sinamasının kurucu ortağı ve eski başkanıydı. Fay önderliğinde,
Warner Bros ile birlikte, Akademi Ödüllerine layık gösterilmiş, altısını elde etmiş
bunun yanında 1 Milyar dolarlık gişe hasılatı yapan Kara Şovalye ve 800 Milyon
dolarlık gişe hasılatı yapan Başlangıç filmleri üzerinde çalışmıştır. Legendary
sinemasında çalışmadan önce, Centrolopolis Entertainment başkanlığını yaptı ve
dünya gişe hasılatlarında toplam 1.5 Milyar dolarlık hasılat getiren filmler yaptı.
Hırsızlar Şehri, Felekten Bir Gece, Titanların Savaşı, Superman Geri Döndü,
Godzilla, Kurtuluş Günü ve 300 gibi filmlerin başyapımcılığını üstlenmiştir.
Danışmanlık Programında hala görev yaptığı Stanford Üniversitesinden mezun
olmuştur ve öğrenci film yapımcısı ödülünü aldığı California Universitesi, Los
Angels Film Okulundan mezun olmuştur. Sucker Punch yakın zamanda çekilmiş
olan projesiydi.
Yönetmen Adayı: Daniel Petrie, Jr.
Petrie, başrolünde Eddie Murphy’nin bulunduğu Beverly Hills Polisi serisinin
hepsini yazmıştır. (Senaryo için Akademi Ödüllerine aday gösterilmiştir) Başrollerde
Dennis Quaid, Ellen Barkin ve Ned Beatty’nin yer aldığı The Big Easy senaryosunu
yazmıştır. Başrollerde, Tom Berenger ve Sidney Poitier ve Turner & Hootch
bulunduğu Ölüm Atışı filminin hem senaryosunu yazmış hem de yapımcılığını
yapmıştır. Yönetmenliğini yeni bitirmiş olduğu Toy Soldiers filminin başrollerinde
Sean Astin, Dawn Patrol, Rita Wilson (Tom Hanks’in karısı) ve Scott Eastwood (Clint
Eastwood’un oğlu) yer almaktadır. Başrolünde Arnold Schwartzenegger olduğu
Altıncı Gün filminin baş yapımcılığını üstlenmiştir. 1984’den bu yana üyesi olduğu
Amerikan Yazarlar Birliği’nde hizmet ettiği süre içerisinde Hollywood politikasıyla
ilgili geniş ve kapsamlı bir geçmişe sahip olmuştur. Moore iki dönem Amerikan
Yazarlar Birliği’nde başkanlık ve üç dönemde başkan yardımcılığı yapmış ayrıca
yönetim kurulu üyesi olarak görev yapmıştır. Ayrıca Petrie, Yazarlar Hayır Kurumu
Vakfında, programın başkan yardımcılığı, diğer bir bölümde ise yönetim kolunda
veznedarlık ve kalkınma başkan yardımcısı olarak hizmet vermektedir. Petrie,
Sinema Sanatları ve Bilimleri Akademisi’nin ilk yöneticisi, Amerikan Film
Enstitüsü’nün ilk vekili ve aynı zamanda Amerikan Yazarlar Birliğin’den 2013 yılında
prestijli Morgon Cox ödülünü alan kişidir.

Avrupalı ve Amerikalı yapımcılar için Istywood’un
cazibesini arttırmak amacıyla tasarlanan projelerle;
Stüdyo'nun yanında yer alacak ve 400 dönüm arazide

hizmet veren, 5 yıldızlı kıyı oteli yer alacaktır.
Dizi çekimlerine gelen ekibin uzun süreli konaklama
yapabilecekleri, 6 ay süreli mobilyalı kiralık apartman
daireler, elektrikli araçları barındırabilecek şehir evleri
ve eğlence sektöründe çalışacak kadroya yönelik
anahtar teslimi hizmet binalarını içeren projeler
Istywood içerisinde yer alacaktır. Ayrıca, Londra, Roma,
New York ve Paris gibi önemli merkezleri örnekleyen
200 dönüm bir alan olacaktır.
Ayrıca halkımızın film setlerini ve sunduğumuz imkanları
gezip görebilmeleri amacıyla 200 dönüm yeşil alan ve
parklar olacaktır.

PAZARLAMA
Piyasaya sürülen her film sahip olduğu hikaye sayesinde kendi prestijini yaratır. Bu nedenle
bir çok iyi film, iyi bir kitaptan esinlenerek yazılmıştır. Aegean Entertaintment olarak bizim
de amacımız sahip olduğumuz güzel hikayeleri senaryolaştırarak dünya film endüstrisine
sunmaktır. Bu noktada ise ülkemizi hem sosyokültürel hem de ekonomik açıdan
destekleyebilecek şekilde hareket ederek ülkemizin kalkınmasına katkı sağlayacağız.
Şu anda ülkemiz yatırım için en cazip ülkeler listesinde 14. sıradadır. (UNCTAD World
Investment Prospects Survey, 2013-2015)
Istywood projemizin planlandığı gibi seyretmesiyle ekonomide tahmini 729 milyar dolar ile
%6 oranında bir gelişim hızı göstererek, Avrupa bölgesinde ki diğer gayri safi yurtiçi hasıla
oranlarını geçerek, Avrupa Birliğinde 6. Sıraya yükselebiliriz.
2010 yılı itibariyle enflasyon oranları %10’a doğru azalma göstermiştir. (Ekonomik Beklenti
Anketi) Bir ileriki aşamada, özellikle film sektörü sayesinde, 2010 yılında 250 milyon dolarlık
hasılat yapılmıştır. 2010 yılının ilk 10 ayında, Türk filmleri endüstrisi 225 milyon dolara
ulaşmış, resesyon zamanlarında bile %10 artış ile 280 milyon dolar yapma yoluna girmiştir.
Ayrıca bu gelir, her şeyden önce Hollywood filmlerinin yanı sıra Türk ve Türk olmayan
filmler olarak iki ayrı grupta eşit bir şekilde dağılmıştır. (filmcontact.com).
2010 yılının 45. haftasında, Avatar, Robin Hood, Demir Adam 2 ve Başlangıç gibi filmlerle
Hollywood sinemasının 32. kez üst sıralara yerleştiğini belirtildi. Ek olarak, Türkiye’de ki film
gişeleri Amerika’da yapılanlara daha çok benzemektedir.
Dolayısıyla benzer bir teoriyi projemizle birlikte hayata geçirerek en üst seviyede bir gelir
elde edebilmenin de yolu açılmış olacaktır.
Tüm bunların yanı sıra, örnek verecek olursak; DVD, TV, Paralı TV yayını ve diğer yayıncı
piyasalara gelmeden önce 12 milyon dolarlık karlı bir alana giren Kurtlar Vadisi: Irak filmi
sahip olduğu 8 milyon dolarlık bütçesiyle toplamda 23 milyon dolar kazanç elde ederek
Türk sinema tarihine çok iyi bir katkı sağlamıştır.

Kurtarıcı (Drama)
Türkiye –Suriye sınırı. Esed rejimi altında bekleyen belirli ölümden saklanan binlerce Suriye mültecisi Türkiye’de
Güneydoğu’da yaşar. Binden fazla sınır hattı, çaresiz karşıya geçer. Bölge gözün görebildiği kadar yayılıp, irticalen
çadır kent ile doludur. Yerel Türkler, hükümet dışı kuruluşlarla (Doktorsuz Sınır Komşuları, UNICEF, vb.) mümkün
olduğu kadar çok uyum sağlayabilecek her şeyi yapar fakat açık ve samimi bir şekilde yeteri kadar oda ve olanak
yoktur. Elif çadır kentte çalışan genç bir Türk doktordur. Tamamen bunalmıştır. Amina’dan öğrenir; IED’den
yaralananlardan bir çocuğu tedavi ediyor. Onun erkek kardeşi Halil, Suriye sınır şehri olan ad-Dana’da hala
çıkmazdadır. Daha sonra öğrenir ki, Halil tekerlekli sandalyeye bağlı, şeker hastasıdır ve sadece üç günlük ihtiyacını
karşılayacak insüline sahiptir. Amina’nın annesi yaralıları için triyaj tedavisini sınırın karşısına getirdi fakat Amina ve
Halil’i aynı zamanda taşıyamadılar, bu yüzden triyaja zorlandı ve sadece acil yardıma ihtiyacı olan Amina bir tanesini
alır. Onun annesi Halil ile çadır kente dönmesi yükümlü olunur, fakat geç kalınır ve çok korkulur. Elif, bir grup
kurtarma heyetiyle yardıma gitmek için yalvarır fakat reddedilir. Kendi kendine devam eder, en az bir gencin daha
hayatını kurtarmak için uğraşır.
Kıbrıs 1974: Operasyon Atilla ( Epik Tarihsel Dram)
Türkiye ve Yunanistan arasında ki uluslararası anlaşmaya muhalif, 1974 yılında Yunan Cuntası Kıbrıs adasının
yönetimini ele alarak, yerel Türk nüfusunu hapsetmiş veya çoğunu öldürmüştür. Bunun üzerine, Türk ordusu
vatandaşları korumak için havadan atışa hazır filo gönderdi. Film, adada yaşayan 8 yaşındaki Kerem’in hikayesinin
izini sürer. Çatışmanın ilk gününde, babasının ailesi Ergün ve Zeynep, Yunanlılar tarafından öldürülür. Amcası olan
Tolga’ya bütün olup bitenlerin haberini verirdi. Türk ordusunda albay olan Tolga, ailesinin yakın çevresinden bir tek
kişi kalmış olan yeğeni Kerem’i bulup kurtarmak için gönüllü olarak istila kuvvetlerine katılır. Filmde , Kerem’in aşırı
milliyetçi Yunan eşkıyalarının arasında dolaşırken, Tolga’nın baştan aşağı hazırlanışını, Kerem’in yemek ve sığınacak
yer arayışını (amcasının gelip onu kurtarmasını beklerken ona eşlik edecek bir sokak köpeği bulmasını), havadan atış
sahnelerini ve son olarak seyirciyi hop oturup hop kaldıracak Tolga’nın birliğinden çıkış sahnesini ve şehrin harap
olmuş sokaklarında umutsuz bir şekilde Kerem’i aramasını seyrederken bir yandan saldırgan çete ile Kerem’in
kovalama sahnesini izleyeceğiz. Zamanında ona ulaşabilecek mi? Yoksa, genç Kerem’de diğerleri gibi (ufacık) bir
ceset torbası mı olacak?

Kanuni Sultan Süleyman (Destansı Tarihi Dram)
Süleyman (1494-1566), en üst noktanın gücünü yöneten, Osmanlı İmparatorluğunun onuncu padişahıydı. Film, tahta
çıkmazsa asılacak olan genç Süleyman’la beraber başlar. Daha sonra Vezir-i azam olan ve bütün orduların
başkomutanı olan köle İbrahim ile arkadaş olurlar. Süleyman, 25 yaşındayken tahta çıkar. Tahta çıktıktan sonra
kendisi neredeyse her zaman seferdedir. Seferde olmadığı zaman üç yüz yıldan fazla süre geçerliliğini koruyacak
İslam kurallarına da uygun bir kanunname çıkartır. Hristiyan halkı kölelik seviyesini de yükseltir. Ermenilere yapılan
karamaların geçersizliğini resmi olarak duyurur ve eğitimi arttırır. Son olarak, Osmanlı gelenekleriyle bir Harem kızı
olan Roxelana’yla evlenir. Ama sonra saray entrikaları ortaya çıkar. Roxelana tahta geçecek olan kendi oğlu olmayan
Mustafa olduğunu bilir. Bu olursa kendisi ve oğlu Selim asılacaktır. İbrahim’in Süleyman’a Selime karşı tavsiyelerde
bulunduğunu bilerek, İbrahim’in ölümüne neden olacak olan İbrahim’in Süleyman’a suikast düzenlediği komplosunu
kurar. Roxelana Süleyman’ı Mustafa’nın kendisini tahttan indirmek istediği dedikodularına inandırır. Süleyman
Mustafa’nın sadakatsizliğine inanarak ve öfkelenerek oğlunun asılmasını seyretti.
Kutup Yıldızı Birlik Kardeşliği ( Epik Tarihsel Dram)
Kore Savaşı. An Ian Phelps bir ANZAK (Avusturya ve Yeni Zelanda Kol Ordusu) askeridir. Ian silahlı çatışmaya girerek
ve düşman hattında sıkışıp kalarak yaralanır. O yürüyemez ve aynı zamanda kan kaybına yol açan yaraları da vardır.
Hemen karşıdan tökezleyen bir asker gelip, onu saklandığı yerden alır. Mehmet adında diğer bir NATO müttefiki,
onun gibi yaralanmış ve aynı zamanda göremiyordur. Mehmet ve Ian, ikisinin de Kuzey Koreli olmadığını anlamadan
önce neredeyse birbirlerini öldüreceklerdi. Fakat bir sorun vardır. Ian’ın babası Osmanlı İmparatorluğu tarafından
Gelibolu kıyılarında istila edilen ANZAK güçlerinden biriydi. Bunun sonucunda da Mehmet’te olmak üzere bütün
Türkleri suçluyordu. Tamamen kan kaybetmeden önce, Mehmet’in onu ana topraklarına taşıyarak geri götürmesi
imkansız. Ian’nında Mehmet’e yol göstermeden geri dönmesi imkansız. Beraber çalışmak dışında başka bir şansları
kalmayınca, kendi müttefiklerine geri dönebilmek için çorak kalmış tehlikeli bölge olan Kuzey Kore’den karşıya
geçerek yola çıkarlar. Aslında yol boyunca, ikisinin de birbirlerine ihanet etmek için fırsatları vardı fakat öyle bir şey
yapmazlar. Her birinin kendi parasıyla birbirlerini kurtarma fırsatları olur ve bunu yaparlar. Bu yolun sonunda yaralar
sarılır ve yeni arkadaşlıklar başlar.

İpek Yolu ( Epik Tarihsel Dram)
1412, Osmanlı İmparatorluğunun Güneydoğu bölgesi, karavanın son (veya ilk) ilk olan İpek yolunun sonu. Turan
Mehmet’in en genç oğludur ve babası yerel gümüşçüdür. Abileri aile işletmesini alarak, onu hiçbir şey bırakmazlar.
O, dünyayı gezip dolaşmak istiyor. İpek yolunu gezdikten sonra, Wei ve karısı, Lin ve kızı Jia ( Wei’nin yardımcısı),
karavanlarıyla gelmek istedikleri yere ulaşırlar. Çin’e götürmek için Mehmet’ten bir gümüş alırlar ve Turan’ı yanında
götürüp, İpek yolunu göstermek için anlaşırlar. Zhou bundan dolayı tehdit edilir ve kenara çekilip Jia’dan uzak
durması söylenilir. Yoldayken, daha da çok kıskanmaya başlayan Zhou dışında, Turan herkesin sevgisini ve saygısını
kazanır. Turan Zhou’nun paradan aldığını ve Wei’nin müşterilerine hilekarlık yaptığını yanlışlıkla ortaya çıkartır. Zhou
Turan ile kavga etmeye başlar; Wei son anda araya girer ve Zhou’yu karavandan dışarı çıkartır. Jia ve Turan
birbirlerine aşık olurlar fakat aşklarını Wei’ye açıklayamazlar. İntikamcı Zhou tarafından, karavan haydutlar
tarafından silahlı saldırı uğrar. Wei ve Turan birkaç kez birbirlerini kurtarırlar fakat Turan Zhou’yu öldürmeden önce
Zhou Wei’yi ölümcül bir şekilde yaralar ve haydutlar yenik düşürülür. Wei’nin ölmeden önce son istediği, Jia’yla
Turan’ın el ele tutuştuğunu görmek ve Turan’ı karısına ve çocuklarına bakması için görevlendirir ve Turan bunu
yapar. Wei, Lin’in kolları arasında ölür.
Barbarossa (Epik Tarihsel Dram)
3 erkek kardeş olan Oruç, İshak ve Hızır’a 16. Yy’da İspanyollar tarafından “Barbarossa” adı verilmiştir. Hepsi
Osmanlı deniz kuvvetlerinde kaptandı. İspanya’dan, günümüz Türkiye’sine gelen Müslümanlardan, en büyük kardeş
Oruç, “Baba Oruç” olarak adlandırılır. Bu, bir de kızıl saçı, fonetik bakımından İspanyollar tarafından “Barbar Rosa”
olarak çevrilmiştir. Bu isimler sonradan üç kardeş arasında paylaştırılarak ortaya “Kızıl Sakallı Korsanlar” çıkmıştır.
Aziz John Şövalyesine karşı savaşan Barbarossa kardeşlerin hikayesini konu alan film, Errol Flynn’in maceracı dolu
filmlerini aratmayacak şekilde çekilecektir. En büyük kardeşlerden biri olan Oruç onlar tarafından esir alınmış
sonrasında küçük kardeşi Hızır tarafından kurtarılmıştır. Ege Denizini ve Doğu Akdeniz'ini kontrol etmek için
savaşırken, Barbarossa kardeşler ilk 18 sonra 26 tane korsan gemisiyle Aziz John’a gizlice saldırarak deniz harp savaşı
başlattılar. Zaferden zafere koşarken, Cezayir'i ele geçirdiler ve Oruç Cezayir’in ve Akdeniz’in valisi oldu, bu sırada
Hızır’da Osmanlı Deniz Kuvvetlerinin Amirali oldu. El yazılarından oluşan anılarını not ettirdiği Constantinople
(İstanbul)’dan emekli olmuştur. ( Aynı zamanda filmin açılış ve kapanış sahnesi olacaktır).

Boğaz’dan Geçen Köprü (Romantik)
Jennifer Chicago bölge savcısının asistanı ve aynı zamanda patronuyla da bir ilişkisi vardır. Jennifer ve bölge
savcısının birlikte çalıştıkları dava üzerinde Jennifer, bölge savcısının önemli bir delil gizlediğini fark eder. Jennifer
karşı koymaya çalışınca, patronu hem kendisinin politikaya olan hırsından hem de kızın kariyerini elinde tutabilmesi
için delili saklasın diye baskı uygular. Ertesi gün, açıklamasını yapıp patronuna istifasını verir. Hayatının geri kalanına
bir şekilde anlam katması gerekir. 1940’larda Amerika’dan Türkiye’ye göç eden dedesinin anlattığı hikayeleri hatırlar.
Hayatına yeni sayfa açmak için, kökenlerini araştırmaya karar verir. Gezi için İstanbul’a varır. Fakat bir taksi
tarafından çarpıldığında İstanbul’a geleli bir gün bile olmamıştı. Ayağı alçıya alınmış şekilde gözlerini hastanede açar.
Hayalinde ki bütün İstanbul gezisi mahvolur. Bunu öğrenen çekici doktoru Kemal, yıllık tatilindeyken tedavisine
devam edebilmesi için, Karadeniz'de yaşayan ailesinin evine misafir olarak davet eder. Jennifer kuşkulu bir şekilde
kabul eder, fakat ailesi onu kollarını açarak karşılayınca şaşkına uğrar. Ailesi ona kızlarıymış gibi davranır, kız
kardeşleriyle hemen arkadaş olur. Kız Türkiye’ye ve Kemal’e aşık olur, tabi ki Kemal’de kıza. Sonra Kemal’in amcası
ziyarete gelir. Amcası, tatilinin başlarında Jennifer’a çarpan Taksi şoförüne çok benziyordu. Şimdi ise, kime
güveneceğine ve neye inanacağına bilmiyordu.
Kutsal Yer (Epik Tarihsel Dram)
Hitler’s Europe, 1942. Hitlerin Avrupası, 1942. Yahudiler Davud’un kalkanını giymeye zorlandılar, Yahudi
mahallesinde ve toplama kampında sonunda toplanıldılar. Cinnetin –Deliliğin zamanıdır. Şalom Ailesi Nazi
saldırısından kaçar, sırf her limana dönüp gidilmesi için. Vichy yönetiminde sadece Nazi kuklası var iken, Fransa
faydasızdır. Güya lider İtalya’dadır. Vatikan bile ilticanın olmamasını teklif eder. Daha sonra yüzlerce yıl önce,
soruşturma süresince, onların ailesinin Avrupa'ya kaçtıklarını ve Osmanlı İmparatorluğunda iyi karşılanmış olduğunu
hatırlarlar. Özgürlük için Akdeniz'i geçen atalarının izini takip eder. Eğer ona ulaşabilirlerse, tekne askeri hizmette
kullanılmak için el koyulmuştur. Nazi Avrupa'sından Akdeniz'e geçerek korkutucu bir yol alacaklardır ve sonra Alman
denizaltısını atlatarak gemi ile beraber bir uçtan diğer uca geçmek zorundadırlar. Genç kızının korkularını yatıştırmak
için ailesinin onu İstanbul'da beklediğini ve ataları gibi onlarında güvenle oraya varacaklarını söyler. Filmin ilk
yarısının 20. yy ’da geçtiğini, ikinci yarısının 15.yy’da geçtiğini ve bu iki yolu bir araya getirildiğini hikaye anlatılırken,
göz önüne sererler.

Serbest mimar Jennifer Greenberg, Türkiye’nin kültürel açıdan zengin ortamında çalışarak tatil yapma umuduyla
heyecanlıydı. Jennifer’ın kocası ise tam tersi, yabancı korkusu olduğundan dolayı tek düşündüğü şey Türk
hapishanesine atılmaktı. Türk halkının ve Türkiye’nin kendi güzelliği, onu bir Türkiye hayranı yapmıştı ama bu,

Executive Summary
Pacifica Ventures is the world’s leading developer of purpose-built, state-of-the-art
sound stages and production studios. Pacifica was founded with the mission to develop and
manage film, television and digital media production facilities and to provide professional
production support for major media content creators. Pacifica’s primary focus is on developing
these real estate assets and professional production services in markets where state or other
government authorities offer significant tax supported financial incentives for film, television and
commercial production and post-production services. It has designed, built and currently operates
some of the largest and most technically advanced stage facilities in the world.
Pacifica traces its roots back to 1982, when it was founded for the purpose of
participating in several major real estate and entertainment industry acquisitions. In the 1990’s,
the Company made a turn into the field of entertainment when it formed Pacifica Media
Affiliates, an innovative leader in post-production sound that combined nine sound studios and
eventually became Technicolor Sound Services.
The Company’s involvement in the film studio business began in 2004 when, in
partnership with a major Wall Street investment bank, it acquired the historic Culver Studios and
the adjacent SONY Imageworks Office Park for just under $125 million. Pacifica managed the
historic studio and grew the facility’s revenue from $8 million to $24 million in three years while
developing over 50,000 sq. ft. of new class-A office space on the lot. Pacifica's effort led to
growing profitability from under $1 million projected
for 2004 to over $12 million in 2007. But it quickly
became clear that the facilities at Culver, which trace
their roots back to 1918, and at the other legacy
studios in Hollywood, were not keeping pace with the
needs of the industry, and that many of the
“traditional” methods used to market and operate
studios were becoming less than effective in a world
of growing film and television incentives offered by

at Culver resulted in a drive to innovate in a business that had not seen significant changes in
decades. At the same time, a producer’s decision to film in a particular location was being
forever changed by the availability of financial incentive programs offered by governments
around the world including Canada, the UK and more than 40 U.S. states, led by New York, New
Mexico, Connecticut, Louisiana, Georgia and Pennsylvania. The Company’s strategy of
developing and operating state-of-the-art, fully integrated live action and digital visual effects
production facilities in key tax-incentivized markets, coupled with its plan to add ancillary high-

at the right time” concept, and this has been borne out by the significant production success of its
studios in Albuquerque, New Mexico and Philadelphia, Pennsylvania.

Albuquerque Studios was opened in June 2007 at a
cost of $94 million. The 366,000 sq. ft. facility consists of
eight of the largest soundstages in North America plus office
space, back lot space, mill, storage and set-construction space,
post-production suites, and the full spectrum of production
support services, all situated on a secure 28-acre campus
setting.
In its nearly eight years of operation, Albuquerque
Studios has hosted such major films as Marvel’s The Avengers,
Disney’s The Lone Ranger, Warner’s Terminator Salvation,
the Denzel Washington thriller The Book of Eli, Arnold
Schwarzenegger’s The Last Stand, Frank Miller’s cutting-edge,
100% green-screen production of The Spirit, as well as all five
seasons of Sony Television’s Emmy-award winning series
The Avengers, produced by Marvel at the

The Company's Albuquerque Studios is one of the most advanced production facilities in the world.
The economic impact of these productions on the community has been enormous. The
award-winning television series Breaking Bad, for example, directly employed about 300 people,
and another 1,000 indirectly while shooting at ABQ Studios. The Book of Eli employed more
than 500 crew and cast members over the course of its five months shoot. The Avengers crew
numbered more than 1,000 people. However, the number of on-set jobs is relatively small when
compared to the impact the studio operation has off the lot in the region. In 2011, thanks largely
to the production of The Avengers, the ABQ Studios Concierge service booked over 35,000 room
nights for Albuquerque hotels. According to the New Mexico Film Office, more than 250
entertainment industry-related start-up companies have opened for business and many other
companies expanded their operations to meet the needs of the studio’s tenants. Jobs were created
in every walk of life surrounding the studio; construction, lumber yards, hardware and paint
suppliers, telecom and IT services, restaurants, clothing retailers, tailors, healthcare and tourism
all benefited as well.
The growth and development of skilled crew and vendor support requires education and
training programs, which have been a vital part of Pacifica’s strategy in the emerging markets that
it serves. Albuquerque Studios has formed important partnerships with local educational
institutions, including Central New Mexico University, and the local film and labor unions to
offer or support existing film crew training programs, work-force development programs, and
studio safety programs. These programs have grown the crew base in New Mexico from one
highly-skilled crew in 2007 to more than six deep in 2012, and together with the expansion of the
vendor base have created thousands of skilled and well-paying jobs for the local community. The

producers of Breaking Bad report that the show’s crew was 45% New Mexico residents during
the first season in 2007, and had grown to 95% New Mexico residents by the fifth season in 2012.
Ernst & Young reported that the average annual wage of a below-the-line crew member working
in the film industry in New Mexico was $49,5001, as compared to an average household income
in the MSA of $37,0712. Many of these jobs have gone to minority (primarily Hispanic and
Native American) workers. In 2014 the Canadian consulting firm MNP reported that the New
Mexico film industry created 15,488 full-time jobs in the state.
In September 2011, Pacifica opened a brand new facility outside Philadelphia,
Pennsylvania in partnership with a local real estate entrepreneur at a cost of over $35 million.

Sprung Instant Structures of Calgary Canada to create a totally new approach to soundstage
construction. Sprung has constructed over 12,000 structures in 92 countries and is considered one

is not intended to replace the traditional construction methods used at the facilities currently
managed and operated by Pacifica, but to provide an alternative that will help accelerate the
growth of the Company by enabling it to move quickly on opportunities currently being
considered in markets around the world. The designs for this new soundstage technology are
proprietary to the Company.
The Company’s new CT Studios
(South Windsor, Connecticut) will break
ground in Spring of 2015, although a
ceremonial groundbreaking with the governor
of Connecticut has already taken place. The
$65 million project will feature four brandnew 20,000 sq. ft. soundstages with attached

incentive were enacted by the state legislature.
The Company is also developing a major studio project in Metro Atlanta, Georgia, which has
grown to be the number three production market in the United States, behind only the traditional
centers of Los Angeles and New York, with over $1 billion per year in direct production
spending. Pacifica will acquire a parcel of County-owned land, only 15 minutes from the Atlanta
International Airport, where Pacifica will construct six soundstages, production offices and
support facilities at a total project cost of approximately $50 million. The project is adjacent to
the campus of the state university where the
state’s new film crew training initiative will
be centered. Plans for Phase 2 include
additional soundstages, a 150-room fullservice hotel, retail, and a tourist and
educational center. This is a very fast
moving project in a region with an
outstanding film and television incentive
program and the outlook for success is
excellent.

Pacifica has joined with developer and producer Bert Hesse to create Studio South,
which has brought together a board of directors of major international business and entertainment
leaders with roots or an interest in South Eastern United States. The group has grown beyond the
success of Atlanta (above) to encompass projects under development in Texas, Louisiana and
South Carolina, and other states. By creating the broader market opportunity with a “regional”
approach, Studio South is able to expand and diversify the opportunity for its investors while
protecting against any possible negative downside from political or economic disruption in one or
more locations over time (as demonstrated by the group’s potential project in Charlotte, North
Carolina, where Pacifica and Studio South won a city-wide RFP to redevelop the shuttered
Eastland Mall, now derelict and city-owned, into a $250 million studio and entertainment
complex, only to put the project on hold pending the restoration of the North Carolina tax credit).
In Texas, Pacifica and Studio South will launch Studio Austin, an eight stage film and
television production facility with a full tour/event center as well as a fully functional film school.
This project is planned for a site in Cherryville, just 20 minutes south of Austin, Texas. The plan
shows 271,000 square Sprung Stage Facility that is integrated into the planned site with a planned
hotel, multi-plex theater, international market, magnet school, along with mixed use office,
workloft housing and other major community elements. Discussions are underway with the
ownership of Cherryville, a 4000 acre planned community located just outside Austen Texas that
would accommodate a 200 acre film and television production facility to be built by Studio
South.
Pacifica is also actively engaged in projects in New York, Hawaii, the U.K. (London),
Canada, Dubai (Emirates), South Korea, Panama, and several others, as well as a project that will
see a Sprung-based expansion to a major facility in Southern California.
With both the implementation of the Pacifica/Sprung stage technology and standard
concrete tilt-up technology, the Company’s vision is that over the course of the next five years, it
will build a national and international network of studio facilities, totaling 65 soundstages or
more. Each studio facility will be built to be a regional center for film and television production
with the various facilities operating together as a network, thus bringing the benefits an

economies of scale (consolidated accounting services and bulk buying of third party services and
consumables) to the Company’s operations. The network concept is at the core of the Company’s
strategic vision: to achieve a national and international network of facilities along the lines of a
major hotel chain, whereby clients can be assured of receiving a consistent level of products and
services wherever they are producing film and television around the world.
Revenue Generating Operations
Pacifica’s strategy is based on a service model. Like a customer of a high-end hotel
chain, a producer working at any location across Pacifica’s network will be served by a
knowledgeable and friendly staff offering a broad range of facilities and services at a consistent
level of quality. The exact mix of facilities and services will vary at each location to match the
needs of the clientele and the expectations of the producers working in that market. Pacifica
carefully studies each market to determine the appropriate offerings.
A brief list of the services that would typically be included at each of the Company’s
studio projects would include Stage Rental, Office Rental, Mill Space Rental, Back Lot Rental,
Power Reselling (construction power and shoot cans), HVAC service and sales, Lighting & Grip
Services, Telecom/IT Support, Expendables Sales, Security Services, Heavy Equipment Rentals,
Food/Catering Support, Screening Room Services, Mail/Copy Service, Furniture Rental,
Concierge Service, Set Storage, Transportation, Medical Services, and Post Production Services.
In an established production market like Southern California, the number of services that
may be offered at a studio managed by the Company may be limited by the close availability of
numerous established, competing providers in the local market, for instance in providing editing
rooms or lumber sales. Therefore, at a Pacifica managed studio facility, the list of services can
vary greatly and can include many services not typically offered in the Los Angeles market such
as concierge services, location lighting packages, tax incentive advisory and filing services and
many others. Again, these decisions are made based on market conditions. In an emerging
market like New Mexico, which lacks the long-established entertainment industry infrastructure
of Southern California, there was more room for Pacifica to expand into a broader range of
service areas. In addition, producers working “on location,” as opposed to “at home” in Los
Angeles, are likely to need a greater number of services.
After determining which services are to be offered at each facility, studio management
has another important decision to make: whether each service will be offered directly by the
studio or by an outside contractor under an exclusive revenue-sharing deal with the studio.
Pacifica’s lighting and grip partner in New Mexico, Pennsylvania and Connecticut is
NBC/Universal, which has one of the largest and most comprehensive lighting and grip
inventories in the world. NBCU was able to deliver tens of millions of dollars in equipment to
New Mexico, and has supplied not only every show at the studio but dozens of location
productions across New Mexico and into Colorado, Utah and as far as Chicago, all driving
additional revenue sharing to the studio.
Each service is delivered in order to meet the client’s specific and time-critical needs;
how each service fits into the overall revenue stream of a facility; and, where applicable, the
Company’s strategy for choosing partners to provide a particular service is carefully reviewed to
provide the highest level of service and quality. Pacifica has engaged as service partners some of
the biggest names in these service areas. In additional to Universal Studios Lighting & Grip,
these include Hertz Rentals, Trane, Lowe’s, Enterprise Rent a Car, Star-Waggons and many
more.

In 2014, Pacifica signed a long-term agreement with Lowe’s, with over 1,800 stores
across North America, to provide discounted construction and production supplies to film and
television productions in major markets throughout the United States and Canada. Three of the
major Hollywood studios have already signed on to the program and the other three are reviewing
the legal documents. Lowe’s will stock hundreds of “specialty” construction items that are
unique to the entertainment industry and not typically found in lumber yards and home
improvement stores, and provide round-the-clock service and single-point sourcing to
productions to fulfill all of their production needs. This is a very high profile effort of Pacifica
and Lowe’s and is the primary focus of management for the spring of 2015. The entire effort is
also keenly focused on being a “Green Initiative”, wherein Lowes/Pacifica will assure that the
greatest effort will be placed on providing products, services as well as delivery services using the
“greenest” possible methods and products.
The Company has always looked for ways to expand the services it provides to its clients,
and the concept of adding a significant digital production resource has long been the goal of the
management team. It is well recognized by both the industry and the audience that spectacular
visual effects are often the “real” stars of the biggest movies. The Company believes that the
time is now ripe to integrate the physical and digital sides of the production process into a single
seamless process at its stage facilities. By offering clients state-of-the-art live action production
facilities that include an on-site, award-winning digital visual effects resource, the Company will
be uniquely positioned to meet the expectations and demands of the media content production
industry with a “no compromise,” highly collaborative, productive and cost-effective solution.
This is an historic time in the entertainment industry. Enormous changes are taking place
in the way motion pictures and other media content are created as well as in the ways they are
viewed by consumers. Regardless of how content is made or consumed, the demand for new
media content has never been greater. There now exists a unique opportunity to serve this
burgeoning wave of production through facilities and services that are state-of-the-art and that are
responsive to the economic, creative and technical challenges faced by the industry. The
combined Company’s management team has the experience, the specialized expertise, and the
close contacts in both the entertainment and advertising industries to make the vision of a fully
integrated production environment within multiple incentivized locations a reality.

Ownership and Management of Pacifica Ventures
The equal owners of Pacifica Ventures are Dana Arnold, Hal Katersky and Milt Okun.
They, and the other members of the Pacifica management team, have diverse
backgrounds that include specific experience in Hollywood studio management as well as
real estate development, international marketing, digital systems, advertising production
and business management. While Hal Katersky and Dana Arnold operate Pacifica on a
day-to-day basis, Milt Okun brings his vast financial success in the entertainment
industry to the vision of Pacifica's planning process and projects.
Hal Katersky - Chairman
Mr. Katersky has had a diverse business career as an international
management consultant, CEO, COO and CFO of a variety of
companies, and has been involved in industries ranging from real estate
development to technology. Hal was the driving force behind the
development and financing of Albuquerque Studios, and has led
Pacifica’s efforts in Pennsylvania and Connecticut as well. Previously,
Hal served as Chairman and CFO of The Culver Studios and was
largely responsible for the fiscal turnaround of that operation. He also
was very involved in the successful redevelopment of downtown Culver City. He has
served on the Board of Directors and Executive Committee of the Culver City Chamber
of Commerce and as its Chairman for 2008.
Hal was a partner at Touche Ross Management Consulting where he specialized in
mergers, acquisitions and corporate turnarounds. His clients included real estate
developers, auto manufacturers, manufacturing companies and government entities.
Earlier, Hal served as CFO and Senior Vice President of The Taubman Company, one of
the nation’s leading developers of enclosed malls. Earlier, he was CFO and Senior Vice
President of R&B Enterprises in Los Angeles as well as founder of Katersky Financial, a
developer and manager of more than 20 shopping centers in southern California.
Hal joined Dana Arnold as a principal founder of Pacifica Media Affiliates and served as
Chairman of the Board of that company. He currently serves on the Board of Trustees of
the Harrington School of Communication and Media at the University of Rhode Island.
He holds a BS degree from the University of Rhode Island and an MBA (Honors) from
Boston University. He is an Army veteran.
Dana Arnold – Chief Executive Officer
Mr. Arnold brings more than 25 years of experience in acquisitions and mergers to
Pacifica Ventures LLC. He acted as lead negotiator in the acquisition of The Culver
Studios from Sony Pictures in 2003 (in partnership with Lehman Brothers) and led the
Pacifica transition team before and after the close of that transaction. In April, 2004, he
assumed the position of CEO of The Culver Studios, establishing the business strategy for
the studio’s turnaround. He then was instrumental in establishing Pacifica’s current
growth strategy, which led to the establishment of the Albuquerque Studios.

Dana has more than 25 years’ experience in developing and operating
media-related businesses. He and Hal Katersky established Pacifica
Ventures in 1982, when it was founded for the purpose of participating
in several major real estate developments and acquisitions. Later, Dana
was instrumental in the foundation of Pacifica Media Affiliates, which
became the second largest sound post-production group in Southern
California. As CEO of that company, he was instrumental in the
acquisition of seven of the top sound companies in Hollywood,
including Digital Sound Works, Hollywood Recording Services, Larson
Sound Center, Echo Sound Services, Weddington Sound, Hacienda Sound and Sound
Asylum. Dana grew Pacifica Media to $35 million in revenues in just three years before
selling it to Technicolor.
In the early 1990’s, Arnold formed a partnership with Imperial Ventures, an investment
arm of Imperial Bancorp, to acquire The Pacifica Corporation, one of the most
successful real estate developers in Southern and Northern California. As President and
CEO, he headed a staff of 350 employees and successfully completed the financing and
construction of more than a billion dollars in completed projects that included planned
communities, office buildings, schools and a golf course.
Dana holds a BA degree (Honors) from UCLA and an MBA (Honors) from Pepperdine
University, and served in the U.S. Navy.
Milt Okun - Board Member, Pacifica Ventures LLC
Mr. Okun was the founder and sole owner of Cherry Lane Music
Publishing, one of the world’s best and most financially successful
music publishing companies. His record of success in the entertainment
industry also includes being the founding investor and half owner of the
original Hard Rock Café, whose business eventually became a
publically traded company and was sold for a record valuation. Both
concerns grew financially to become leaders in their respective fields
with combined valuations in excess of $1 billion.
Milt is probably best known as an American arranger and record producer who was also a
member of the Belafonte Folk Singers. He also recorded several albums of his own music
in the 1960s, and created arrangements and/or produced for such well-known artists as
Peter Paul and Mary, The Chad Mitchell Trio and John Denver.
The New York-born singer, producer, arranger and pianist has been a force in popular
music since the early ‘50s, no small achievement for a man whose first paying role in the
field was as a junior high school music teacher in the New York City public schools after
World War II.
On June 19, 2008, Milt received the distinguished Abe Olman Publisher Award at the
2008 Songwriters Hall of Fame Induction and Awards Ceremony in New York for his
lifetime contributions to the music industry. Earlier in the year, Okun topped the annual
“2007 Best in the Biz List” from The National Association of Record Industry
Professionals (NARIP).

Howard Mann – President, Real Estate & Project Development
Mr. Mann’s successful career in commercial real estate development
includes the ownership and development of 2.5 million sq. ft. of
institutional-grade real estate. Howard’s expertise in finance,
development, entitlements, economic incentives, construction and
marketing powerfully compliment the global strategy and growth plans
of Pacifica Ventures.
Having worked with stakeholders, investors, investment bankers,
governmental agencies, renowned architects and engineers (i.e., William Pereira,
Buckminster Fuller, Scott Johnson) and many fortune 500 companies, Howard’s creative
and technical experience is a valued part of Pacifica’s accomplished and talented
management team.
Howard holds a Bachelor of Science Degree from the University of Denver and an MBA
from Pepperdine University. Memberships in professional organizations have included:
Urban Land Institute (Small Development Council), International Council of Shopping
Centers (ICSC), Society of Industrial and Office Realtors (SIOR), National Association
of Industrial and Office Park Developers (NAIOP), and Los Angeles Board of Realtors.
Matthew Rauchberg - Senior Vice President, Business Development
Mr. Rauchberg joined Pacifica shortly after the acquisition of the
Culver Studios was completed in 2004, and was a member of the team
that evaluated and reorganized the operations at that facility. In 2005 he
led Pacifica’s advance team in New Mexico, eventually negotiating the
land purchase agreement for Albuquerque Studios and paving the way
for a development process that was completed in record time. In 2006
he was promoted to Vice President of the company and with Dana
Arnold led the team that won the public tender process to take over and
redevelop Elstree Studios near London, only to have the deal fall apart because of serious
environmental issues. Since then, he has been instrumental in the financing and planning
for Pacifica’s new facilities in Pennsylvania and Connecticut, and led the development
team for Pacifica’s joint venture project in Wales.
Prior to joining Pacifica, Matt spent several years in motion picture business affairs at
Sony Studios. Previously, he was an award-winning independent filmmaker and
theatrical producer. The short films that he wrote, produced and directed have been
shown at film festivals all over the world (Gold Medal, Worldfest Houston; CINE
Golden Eagle; Best Director, Festival du Mons, Belgium; etc.). His theatrical
productions were favorably reviewed in the Los Angeles Times and he was personally
awarded a Dramalogue Award in 1994. His varied background also includes working
“below-the-line” as a production (on set) sound mixer for 10 feature films.
Matt holds a B.A. in History from Vassar College and an M.A. in Communication/Film
from Stanford University. He lives in Los Angeles with his wife and son.

Wayne Rauchenberger - Senior Vice President, Operations
Mr. Rauchenberger brings more than 25 years of experience in finance,
administration and information technology at several Fortune 500
companies to Pacifica’s management team. Wayne is Chief Operating
Officer of Albuquerque Studios, a post he has held since mid 2010.
Prior to that, he was the Vice President, General Manager of The Culver
Studios. Prior to his appointment as General Manager at Culver, he was
the Vice President of Finance and Administration and was responsible
the start-up of the studio after it was purchased from Sony Pictures
Entertainment by Pacifica and Lehman Brothers in 2004. Earlier, Wayne was the Director
of Finance for the Corporate Global Real Estate Division of Vivendi (Universal Studios).
Before transitioning to the entertainment industry, Wayne played a significant role in
several multi-billion dollar acquisitions during his 23-year tenure with Northrop
Grumman Corporation where he served as Controller of two of its major divisions,
including their Commercial Aircraft Division that builds the fuselage for Boeing 747’s.
In addition to his management responsibilities at Northrop, Wayne was responsible for
many major facilities projects including a $120 million dollar factory that was built in
Perry, Georgia and the relocation of the Ventura Division facility with 2,000 employees
to Hawthorne California.
Wayne holds a B.S. Degree (Honors) in Accounting from San Jose State University and
an MBA from the University of La Verne. Wayne is a veteran of the U.S. Army.
Ruth Caruso, Vice President, Marketing and Production Support
Prior to joining Pacifica, Ms. Caruso had a producing deal at NBC
Universal in which she developed multiple television shows for
primetime network television, late night and cable.
Ms. Caruso has been working in the Hollywood entertainment industry
for more than 15 years. In true Hollywood fashion, she started in the
mailroom of the United Talent Agency in 1993, quickly working her
way up to the Television Department at the agency where she developed strong
relationships with some of the most important rising comedy stars in the business,
including performers, writers and directors. Next, she was recruited by the soon-to-be
President of Entertainment of the WB television network, where she worked on Buffy The
Vampire Slayer and many other high impact pop culture shows. Later, as the Director of
Development for Pearson Television, she packaged international formats – including
“reality programming” – for the U.S. domestic marketplace. She followed that up by
becoming Head of Primetime Development at Henson (“The Muppets”) Television. After
successfully landing numerous network projects and producing two films, the company
was sold and Ruth moved on and up to a start-up company under the Disney banner that
produced the immensely successful Who Wants To Be A Millionaire television game
show. This led to the company’s principal launching a shingle where Ruth could stretch
her storytelling abilities into non-fiction long form development as well as scripted
programming. From there she entered into her producing deal at NBC Universal with her
partner, Carson Daly.
Ruth holds a BA in Political Theory and a minor in Cinemas Studies from New York
University.
