LEED (Leadership in Energy and Environmental Design) is the internationally recognized green
building certification system granted by USGBC (U.S. Green Building Council) for the design,
construction and operation of high-performance green buildings. LEED construction uses approved
practices and materials that are environmentally-friendly and energy-efficient. Our Elite Perla Palas
offers five-star hotel comfort and service standards by existing in harmony with the environment.

which will be completed in 2010, is going to be one of Europe's
largest expo areas.
‹stanbul Park Formula 1: Kurtköy'ün hemen
yak›n›nda bulunan ‹stanbul Park Formula 1 pisti,
bölgenin ilk büyük yat›r›m› olma özelli¤ine sahip.
Bu pist sadece Formula 1 yar›fllar›na de¤il, aralar›nda
MotoGP'nin de bulundu¤u üst düzey birçok yar›fl
organizasyonuna ve çeflitli aktivitelere de ev sahipli¤i
yap›yor.
Istanbul Park Formula 1: The ‹stanbul Park Formula 1 racecourse,
located right next to Kurtköy, is the first large investment of the
region. This racecourse hosts not only Formula 1 races, but also
many large scale racing organizations and various activities including
MotoGP.

Sabiha Gokcen International Airport: Sabiha Gökçen Airport, which is the only airport
located on ‹stanbul's Anatolian side (Asia), is growing with new investments as air transport
is being used more and more. The airport reached an annual passenger capacity of 15 million
with the opening of its international terminal in 2009, and will reach an annual passenger
capacity of 25 million in 2010 with the opening of the second phase. Atatürk Airport, which
is the primary factor in the development of living areas such as Florya, Yeflilköy and Ataköy, is
currently limited with an annual passenger capacity of 17 million.

bir komplekse de ev sahipli¤i yapacak.
HABOM (Aviation Maintenance Repair Center): As of 2011,
Europe's largest Aviation Maintenance Repair Center will be built by
Turkish Airlines in partnership with Pratt & Whitney and Goodrich
Aerostructures. It will service 55 countries within 3 flight hours.
Transportion Hub: Kurtköy, being very close to the coastal roads, TEM and E-5 highways, is one of Turkey's richest
residential areas in terms of easy transportation. When you enter TEM highway through the Kurtköy toll booths, you
can reach the Bosphorus or the Fatih Sultan Mehmet Bridges in no more than 20 minutes. Metro Line, which is currently
under construction, will pass through the Kartal-Pendik-Kurtköy-Airport line. Ferryboat transportation is only 15
minutes away from Kurtköy.

Traditional and modern architectural concepts with high standards...
Elit Perla Palas'› an›tsal güzellikteki
yap›tlar›yla dünya mimarisinde 盤›r açm›fl,
mühendislik bilgisiyle ça¤lar ötesine uzanan
büyük sanatç› Mimar Sinan'›n motifleriyle
süsledik. Geleneksel Osmanl› motiflerinin
tarihi dokular›yla masals› ama modern bir
yaflam alan› tasarlad›k.
We decorated Elit Perla Palas with motifs from the
great artist Mimar Sinan (Architect Sinan), a pioneer
in the world of architecture with his beautiful
monumental works. We designed a fairytale like but
modern living area with historical textures from
traditional Ottoman motifs.

için projenin öncelikleri aras›nda yer al›yor. Elit Perla Palas'ta öncelikle do¤al ›fl›kla çevrelenmifl ve ayd›nlat›lm›fl bir
konsept öne ç›k›yor. Yap›n›n kütlesel formu binaya d›flar›dan bak›ld›¤›nda görülemeyen ancak binan›n içinde hissedilen
günefl ›fl›¤›na kucak açan yemyeflil peyzajl› bir avlu etraf›nda flekilleniyor.
‹ç avlu etraf›na giydirilen cam cephe, hemen birinci katta yer alan toplanma merkezi ve dinlenme bahçesi olarak

ediyor. Hem lobinin zemininde hem de di¤er katlarda b›rak›lan genifl galeri aç›kl›klar› yap›n›n di¤er bölümleriyle do¤al
›fl›k ba¤› kuruyor. Garaj kat›ndan asansörlere geçifller bile, do¤al günefl ›fl›¤› alan atriumlu bir bahçenin önünden geçilerek
sa¤lan›yor.
ARCHITECTURAL DESIGN
The Elit Perla Palas project is implemented with consideration of the LEED (Leadership in Energy and Environmental Design) grading system
in accordance with the sustainable architecture principles set by the U.S. Green Building Council (USGBC). Ecological responsibility and
the principles of creating a smart city-life oriented environment to protect nature and life comfort are the priorities of the project. A concept
that is surrounded and illuminated by natural light is prominent at the Elit Perla Palas. The mass form of the structure is situated around a
green landscaped court inviting in the sunlight. This cannot be observed when the building is looked at from outside, but can be felt inside
the building. The glass frontage surrounding the inner court ensures the transparent integrity of the terrace garden on the first floor and
in the building. The light, which gives life energy to the building all day long, enters through special glass on the wide dome in the lobby,
and goes toward the inner galleries, penetrating into the core of the building. The expansive gallery spaces on both the lobby and on the
other floors form a natural light connection with other sections of the structure. Even the passage from the garage floor to the elevators is
via a garden with an atrium which sees natural sunlight.
‹NfiAAT YAPI S‹STEM‹
Elit Perla Palas'›n tüm tasar›m ve statik hesaplar› ülkemizde yürürlükte olan Türk standartlar› ve 1998 Türk Deprem
Yönetmeli¤i'ne göre yap›lm›fl durumda. Betonarme tafl›y›c› sistemin beton kalitesi, ortalama standartlar›n üzerinde C30
olup, beton çeli¤i s›n›f› ise ST3'tür. Blok cephelerinde ›s› izolasyonu yap›l›p, cephede özel mimari tasar›m prekast kat
silmeleri, söveler ve paneller yer al›yor. ‹ç koridor cephelerinde alüminyum giydirme cephe kullan›l›yor. Radye temel
üzerindeki tafl›y›c› sistem, betonarme karkas olarak haz›rland›. TSE 825 mantolama tekni¤i ile ›s› yal›t›m› gerçeklefltirildi.
Elit Perla Palas'ta ses geçirimsizli¤i sa¤lanm›fl son sistem yap› kalitesi bulunuyor.
BUILDING CONSTRUCTION SYSTEM
All design and static calculations of Elit Perla Palas are made in accordance with the Turkish standards and the 1998 Turkish Earthquake
Directives that are currently effective in our country. The quality of the reinforced concrete carrier system is C30 which is above the average
standards, and the concrete steel class is ST3. Thermal insulation is used in the block frontages, and special architecture design precast floor
moldings, door frames and panels are used on the facade. Aluminum curtain walls are used in the inner corridor facades. The carrier system
on the raft is prepared in the form of a reinforced concrete shell. Thermal insulation is provided using the TSE 825 insulation technique.
Elit Perla Palas features the latest system construction quality providing soundproof walls.
ALT YAPI VE ASANSÖRLER
Elit Perla Palas projesinde ›s› izolasyonlu d›fl cephe kaplamas›, temelde bohçalama ve drenaj sistemi
ile su yal›t›m›, güvenlik sistemiyle ba¤lant›l› CCTV devresi, balkonlarda su ve ›s› yal›t›m›, merkezi
jeneratör grubu kullan›lacak. Projede havaland›rmal›, güvenlik alarml›, ses ba¤lant›l›, deprem
sensörlü olmak üzere otopark katlar› ile ba¤lant›l› 3 adet asansör yer alacak.
MECHANICAL INSTALLATION
The following are to be offered at the Elit Perla Palas:
• Central, automatically controlled ventilation, heating and air conditioning system,
• Automatically controlled central heating system composed of highly efficient natural gas
boilers,
• Thermometer system, distribution with pipes enabled from the ground, and convector
and/or panel radiators appropriate to the project, towel panel heaters in the bathrooms,
• 24-hour central hot water, silent pipe system for used water shafts,
• Natural gas system with earthquake sensor, channeled cooling and ventilation system,
• ndependent ventilation and cooling in suites, a VRV or mini chiller system. Every suite
will be installed with an individual share estimator.
INFRASTRUCTURE AND ELEVATORS
Thermal insulated exterior facade casing, water insulation with bundling and drainage system on the foundation,
CCTV circuit connected to the security system, water and heat insulation on the balconies, and a central generator
grouping are used in the Elit Perla Palas project. The project includes 3 elevators linked with the auto park floors,
complete with ventilation, security alarm, voice connection, and earthquake sensor.

The building is fully equipped with the highest level of fire protection with early warning sprinkler fire extinguishers,
fire extinguisher-sprinkler system in all common areas, parking areas, and all rooms inside the suites, 3 inside fire
ladders, fire cabinets in floor hallways containing fire extinguisher hoses and tubes, an automatic fire system
connected to the security center.
