efore creating and designing this project
many factors were considered; the area of land
available, the benefits to the local landscape,
traffic density associated with the project, and
the client’s satisfaction and overall comfort.
Our building has been designed in four main parts. The first
part includes shops and offices and then the building has
ten floors offering apartments with differing ceiling heights
and two floors with areas of gardens. The second part has
three floors with a basement, designed for use as a central
branch of a national bank. The third part is a two storey car
park and the fourth part is a sports centre and basement.
The main part of the building comprises six mezzanine
stores offering four different sized units. These stores are
located on the ground floor and are designed to provide
units for all kinds of commercial activities. These stores are
directly connected to the car park area. On the floors above
there are a total of 33 apartments, five of them on the upper
floors are in various sizes and types.
Offering mountain views, 16 of these apartments are designed as 2+1 and can be used as offices or as homes. Five
apartments on the first floor are 3+1 and have both sea and
mountain views. Three dublex apartments offering 2+1 occupy the sixth floor and offer both sea and mountain views.
Eight apartments on the north side of the building all have
sea and city views and are 3+1 apartments. The penthouse,
located on the tenth floor offers spectacular 3600 views of
the city.
All the corridors within the apartment building are two
meters wide to allow for ease of access and the building’s
apartments work on a card entry system. The exterior elevator has been specifically designed to offer both city and sea
views for its users. The building also offers a central generator, central satelite and internet systems; with a full alarm
and fire extinguishing system on offer in Magic Residence.
The sixth floor’s balcony on the east side of the building and
fifth floor’s balcony on the west side of the building have
been specifically designed to offer those residents a floor
garden.
The second part of the complex has 3 floors with a basement, designed to be used as a central branch for a bank.
The basement offers rest rooms and a room for safety deposit boxes together with rental safety boxes for clients and
general storage. The remaining three floors are given over
to normal banking activities with public counters and back
room offices for bank staff to work in.
The building’s third part is a two story car park. The covered
car park is for apartment residents and the entrance / exit of
the car park is from the side road. The top floor is outdoors
and offers parking facilities for bank and store customers.
The final part of the building is the basement which has
been specifically designed to offer a sports complex for the
apartments’ residents. The remainder of this area is given
over to extra storage space for each apartment together with
an underground storage tank of 80 tones to store water for
the complex; this water is purified through the Booster system.
Planned to be ready by the end of the year the MAGIC
RESINDENCE will be the first building of its kind in Kyrenia offering a new luxury in living accommodation for the
central part of the city.

Binamızı tasarlarken arazinin bulunduğu bölge ile konumu, manzaradan
en iyi şekilde yararlanma, binamızın
trafiğe vereceği yoğunluk, kullanıcıların mutluluğu ve rahatlığı göz önünde
tutularak bir tasarım gerçekleştirilmiştir.
Binamız bu kıstaslara göre şekillenirken dört ana parçaya ayrılarak tasarlandı.1.ana kısım dükkanlar,ofisler,ve konutların bulunduğu ve değişik yüksekliklerde olan ana kısımdır ve 10 kattan oluşmaktadır ayrıca
bu kısımda 2 adet bahçe mevcuttur. 2.kısım bir banka
binasının merkez şubesi olacak şekilde, bodrum katı
dahil, 3 kattan oluşarak tasarlandı., 3.kısım bir katı tamamen kapalı, bir katı açık olarak düzenlenen iki katlı otopark dan oluşmaktadır. 4.kısım ise bodrum kat
ve spor merkezi olarak tasarlandı.
Binamızın 1.ana kısmı zemin katta hertürlü ticari faliyete hizmet verecek şekilde, dört değişik ölçüde altı
adet sendeli dükkkandan oluşmaktadır. Dükkanlar
otopark ile direk bağlantılıdır. Üst katlarda 5 değişik
büyüklükte ve şekillerde 33 adet konut bulunmaktadır. Bunlardan 16 tanesi ofis veya konut olarak kullanım olanağı sağlayan ve tamamı dağ manzaralı
olan2+1 dairelerden oluşmaktadır. 5 kattan oluşan bölümde dağ ve deniz manzaralı olan 5 adet 3+1 konut
ve6. kat içerisine yerleştirilen dağ ve deniz manzaralı
3 adet 2+1 dublex konut yer almaktadır. Binamızın kuzey cephesinde olan ve tamamı Girne şehir ve deniz
manzaralı olan 8 adet 3+1 konut bulunmaktadır.Binanın en üst kısmı olan 10.katta Girne’yi 3600 görebilen
bir penthouse bulunmaktadır.
Bina katlarında yer alan koridorlarımız 2 metre genişliktedir,konut giriş kapıları kartlı sistemle çalışmaktadır.Binamızdaki asansör dış cepheye yapılmış olduğu
için katlara çıkarken Girne manzarası ve deniz görülebilmektedir.Binanın tümünde merkezi jeneratör,merkezi uydu ve merkezi internet sistemi mevcuttur.
Binada yangın söndürme sistemi ve alarm sistemi
herkesin güvenliğini sağlıyor. Binamızın doğu cephesinde 6.katta ve batı cephesinde 5.katta 2 adet bina
sakinlerinin kullanabileceği kat bahçeleri tasarlanmıştır.
Binamızın 2.kısmı banka merkez şubesi olarak kullanılmaktadır.Banka binasının bodrum katında mutfak,
wc, ana kasa odası, müşteri kiralık kasaları ve depodan oluşmaktadır.Üstte 1., 2. ve 3. katlarda banka işlemleri yapılmaktadır.
Binamızın 3. kısmı tamamen otopark olarak ayrılmıştır.Otopark iki katlıdır.Konutlar için ayrılan bölüm
tamamen kapalı otopark olarak tasarlanmış olup ve
giriş-çıkışları tali yoldan yapılmaktadır.Üst katta yer
alan otopark ise yalnız banka ve dükkanlar için ayrılmıştır.
Binamızın 4.kısmı olan bodrum katta bina sakinlerinin kullanabileceği bir spor merkezi oluşturulmuştur.
Bina sakinlerinin kullanım dışı olan malzemelerinin
korunacağı depolar yapılmıştır.Ayrıca binanın su ihtiyacını karşılamak için 80 tonluk yer altı su deposu yapılmıştır.Burada su arıtılıp hidrofor sistemi ile apartman sakinlerin su ihtiyaçları karşılanacaktır.
Özellikle MAGIC RESIDENCE binamız Girne’de bir
ilk olarak yıl sonundan önce sakinlerine özel bir hayat
sunacaktır.”
